Marketing
Once signed confirmation of your instruction and our agency terms have been received, we will be ready to start marketing your property.
One of our sales agents will discuss the best campaign of advertising to maximise the exposure of your property to achieve the best price in the timescale to suit your requirements.
Details of your property will be prepared immediately and circulated to our substantial database of prospective purchasers and uploaded onto our website and other leading property websites. A ‘for sale’ board will also be erected outside your property to promote its sale while a brochure will be designed , printed and displayed in our busy office.
Viewings
First impressions count and its important to ensure that your home is presented in its best light before viewings take place. If you wish, our sales agents will accompany all prospective purchasers around your property at times that are convenient to you. Our experience has highlighted that greater sales can be achieved through accompanied viewings, as viewers can relax and enjoy the property more when viewing with the agent as apposed to the owner. However, as your agent we will conduct viewings as directed by you, our client.

Agreeing the Sale
Once an acceptable offer has been received, the price agreed, together with any other relevant terms will be detailed in a memorandum of sale, which will be issued to both parties and your respective solicitors.
Completing the sale
The buyer will usually organize a survey to be carried out on the property. Your solicitor will also prepare and send to the purchasers solicitor a draft contract of sale together with a copy of the title deeds and other relevant documentation.
Subject to all formalities being completed the contact is signed by the purchaser and the vendor. At this stage the transaction becomes legally binding. A completion date is then agreed upon and on that date the property’s ownership changes hands.
