Once signed confirmation of your instruction and our terms and conditions have been received, we will be ready to start marketing your property.

Details of your property will be prepared immediately and circulated to our substantial database of prospective tenants and uploaded onto our website and other leading property websites. A to let board will also be erected outside your property to promote its availability while a brochure will be designed , printed and displayed in our busy office.
Viewings
First impressions count and its important to ensure that your home is presented in its best light before viewings take place. Our letting agents will accompany all prospective tenants around your property at times that are convenient to you. Our experience has highlighted that greater sucess can be achieved through accompanied viewings as viewers can relax and enjoy the property more when viewing with the agent as apposed to the owner. However, as our agent we will conduct viewings as directed by you, our client.
A dedicated member of our letting team will be responsible for updating you on all viewings, feedback and interest expressed from prospective tenants.
Letting Agreed
Once a suitable tenant with suitable guarantor and has been found and terms agreed, we will apply for reference on your behalf and commence the preparation of relevant documentation. The tenant check will also be made with Home Let .While this stage is commonly referred to as letting agreed all tenancies are subject to relevant references and paper work.
Tenancy Agreement
A tenancy agreement will be prepared forming the contract between you the landlord and the tenant which will be sent to you for your acceptance and approval.
Prior to the commencement of the tenancy we will collect the first months rent and deposit from the tenant. Once cleared funds are received, together with all signed and approved documentation the tenancy can proceed.
Safety Regulations
There are a number of regulations that govern the letting of residential property to which all landlords must comply. These regulations include the safety of gas appliances and electrical equipment together with furniture and furnishings that are to remain within the property during a tenancy. It is our duty, as your letting agent, to advise you of your obligations, the implications of the regulations and to assist you in ensuring you are fully compliant.
